Each new home buyer is assisted by a team, headed by a sales manager and a construction manager, that streamlines the home buying and building process, assisting with mortgage, insurance, and design decisions. Our commitment to complete homeowner satisfaction is evident in every step of this process.

    Our Building Process

    Reserve Your Homesite & Select Your Floor Plan

    The first step to owning a Paparone home is working with your Paparone sales manager to choose your homesite and select a base floorplan. A deposit of $1,000 will reserve your home site and get you started. Customization starts as early as now, as your sales manager will guide you through various structural selections to accommodate your lifestyle, including estate rooms, morning rooms, and extensions to the kitchen, garage, and basement.

      Sign Agreement of Sale

      Within 10 days of reserving your home site, you will return to the sales office and sign your agreement of sale. A larger deposit will be required at this time.

        Apply for a Mortgage

        A mortgage application must be made within 5 days of signing your agreement of sale. We require that you order title insurance at the same time you make your mortgage application. Our preferred finance and insurance partners can assist you with these.

          Begin Selection Process

          This is when you truly begin to turn our floor plan into your home. Continuing to work with your sales manager, you will begin to select the interior features of your home, such as lighting placement and fixtures, flooring, cabinets, tops, and appliances. Exterior color and material selections are also made at this point for the single-family homes. From brick to stone to stucco, we offer a variety of exterior options that allows us to build unique and personalized homes that have become a hallmark of our communities.

            Attend Pre-Construction Meeting

            Prior to breaking ground on your new home, you will meet with the sales manager and construction superintendent to review all selections.

              Construction Process Begins

              With a verbal commitment from our preferred partner Republic Bank or a written commitment from another lender, we will begin requesting permits so construction can begin.

                Pre-Drywall Walk-Thru

                At the end of the frame stage, your construction superintendent will lead you on a pre-drywall walk-thru to ensure that all selections are correct. Many buyers enjoy taking pictures of their house at this stage.

                  Complete Your Homeowner Orientation

                  At your homeowner orientation, you will be introduced to your new home for the first time. Your construction manager will walk you through the finished home and review its many features and information on its maintenance. This orientation occurs several days before closing.

                    Sign Closing Documents

                    At the closing or settlement, all the documents that transfer title from Paparone New Homes to you are signed. At the end of this meeting, you will be the owner of a Paparone new home!

                        Warranty Review & Follow-Up Survey

                        We will contact you approximately two weeks after closing to review information about homeownership and explain the homeowner's warranty that covers your home. Then around sixty days after closing, we will review any questions or concerns you may have about your new home. Also, please be on the lookout for emails from our trusted survey company, AVID Ratings, 60 days and one year after closing. Each survey is extremely important to us and helps provide valuable feedback on how we can improve our business to deliver you and future homeowners a superior customer experience.
