Personalized New Construction Townhomes: How We Do It

If you're looking to buy a new construction townhome in South Jersey, you have a lot of choices. Almost every builder is selling at least one townhome community catering to first-time homebuyers. The townhome has officially become America's new starter home.
But how much choice do you actually have? Even with all these communities to choose from, if you start digging deeper you'll find that many of the builders offer only one floorplan and limited design flexibility. They rely on the price point to get you in the door and hope you decide the home is just good enough. At Paparone we don't think that's a very exciting way to buy your first new home.
Core to Paparone's identity as a family builder is our ability to build a more personal new construction home. It's one of the things our buyers love most about us. At our newest community, Ravello in Winslow Township, we redesigned the Paparone Design Experience to give our buyers a way to build a townhome that feels uniquely theirs from the day they move in. We achieve this in four ways: 1) creating a diverse streetscape, 2) elevating the included features, 3) curating pre-designed color palettes, and 4) offering an a la carte design experience.
Creating a Diverse Streetscape: Setting the Tone

Creating a home that feels personal starts with the streetscape. When we designed the exterior architecture for this community, our goal was "harmony without uniformity". While the best townhome communities feel cohesive, each model should have its own identity. Our Haven and Parc models, while similar on the interiors, have distinct exterior designs, achieved through the use of different colors, materials, and details. The Lux model takes it a step further with its wider footprint, 2-car garage, and side entry. When you look at one of our townhome buildings, no two models are positioned next to each other. You'll walk up to a home that's completely different from your next door neighbors'.
Giving You a Head Start: Elevated Included Features
Stepping inside the front door is where the real fun starts. At Paparone, even if you stick with our included features and don't upgrade a thing, you'll enjoy a higher level of finish than anywhere else. Any buyer who signs a contract before construction starts has the freedom to choose whatever they want from our design center. We offer five colors in our Level 1 LVP flooring, and twelve included cabinet colors. Explore whatever fits your vibe, from classic white cabinets with gold knobs to moody green cabinets with black pulls. For kitchen countertops, you can choose either granite or quartz (That's right, we offer a quartz countertop at no additional cost). And for bathroom faucets, you start with the elegant Moen Eva. We've curated our included features so good, fun design feels within reach. It's important to us that even if a buyer choose no upgrades, they can create a home that's special.

The Quick Route: Design Palettes
Finding time to design a home around work, family, and friends can be daunting. So for those needing a little more direction, we've done most of the work ahead of time with our design palettes. These are pre-selected kitchen and bath designs chosen from our favorite cabinets, countertops, flooring, and faucets. Want something airy and coastal? Moody and mountainous? Midtown chic? The palettes we've curated have it all covered. You can choose to use the design palette as it stands, or as a jumping off point. Feel free to swap out cabinets, flooring, or selections in any category to refine to your taste. We love when a buyer inspires us with new an unique color combinations!
A La Carte: It's Your World, We Just Build It
The last path through the design experience is to just do it your own way. Our design center is your workshop, so come in with your ideas and we'll work with you to build out your vision. In addition to our included features, we have an expansive selection of upgrades. These include different cabinet door styles, more variations of quartz countertops, tile backsplashes, engineered hardwood flooring, and plumbing fixtures. In our on-site design center, you can mix and match between the included features and upgrades, exploring whatever combinations work for you.
One Last Thing: Structural Options
The last thing to mention are our structural options. These changes include adding bathrooms, additional closet space, a coffee bar, or a second floor deck. Think of these as lifestyle options, finding ways to make your home better fit the routines and needs of your household. Since every home in a townhome building is typically built at once, most builders don't offer any structural changes. But can one design serve so many different people's lifestyles? Probably not. We believe your home should accommodate different stages of life, so there's no question as to why we offer structural options to those who start with us pre-construction.
