What is Build On Your Land? Answering 5 Common Questions

Build On Your Land (also referred to as BOYL), is a relatively new way of buying a new home and a great alternative to building in a planned community. It’s a small but growing segment of the industry, and many builders are starting BOYL divisions. In this article, we’ll walk through 5 common questions about BOYL and how we build Paparone homes on buyers’ lots throughout South Jersey.

Q: What Does BOYL Mean?

Build On Your Land is a service new home builders provide where they will build a predesigned floorplan on land that you, the buyer, already own. Some builders work exclusively in this space, whereas others, like Paparone, have a BOYL division separate from their planned communities. For each builder, the scope of what they o􀆯er is a little di􀆯erent. Some rely on the buyers to do the work of making sure their lot is ready for building, others will guide buyers through the process. Paparone New Homes falls into the latter category, and we’ve created a BOYL process that mirrors the award-winning homebuyer experience in our communities.

Q: What Can I Build On My Lot?

Paparone BOYL buyers can choose from any of our floorplans. However, we won’t know what floorplans are possible to build on your lot until a Land Assessment is performed. This is prepared by one of our partner engineers, who will look at characteristics like zoning, grading, soil type, wetlands, etc. to determine the scope of work needed to prep the lot to build. Once the Land Assessment is complete, we’ll have the full picture of your lot’s buildability, and we can nail down the floorplan, placement of the house, and possibility of structural additions.

Q: How much will it cost and how long will it take?

While in new home community the base price of the house includes the building and the lot, for a BOYL home these are treated separately. This is necessary because we won’t know the extent of the work needed to prepare your lot to build until we receive the results of the Land Assessment. This will reveal things like the amount of dirt needed to properly grade the lot, how large of a septic field is needed (if applicable), depth of any wells, tree clearing, depth of excavation, etc. Every lot is unique. Some come almost ready to build, others need a little more TLC to prep for building. The scope of work, along with the list of necessary municipal and agency approvals, will determine the time it takes to build your home. However, once we start building it’s typically 8-10 months until we receive certificate of occupancy and you can move in. While this sounds daunting, it’s a normal workday for us and our BOYL team will do their best to set your expectations upfront based on our experience and resources.

Q: How do I finance my BOYL home?

BOYL projects are typically financed through a construction loan, and we have several lending partnerships we recommend to our buyers. We require that all our buyers be prequalified for a loan before we sign a contract. This is to ensure that we get to the finish line without surprises for either party. Once the house is complete and the contract is paid in full, that construction loan will convert to a permanent mortgage, a process known as construction-to-perm borrowing.

Q: Can I personalize my home?

Personalization is one of the most exciting advantages of building with Paparone. Our BOYL buyers will go through the same design process as our community buyers. You’ll meet first with our Design Coordinator then going through a series of meetings at vendors showrooms. At the end of this process, you’ll have had a chance to personalize your kitchen and bath, flooring, trim, lighting, paint, etc. We want our buyers to move into a uniquely home that they’ve designed to their taste.
